 The interest rate requires 1% origination fee, plus additional points, if any, as listed above. The Annual Percentage Rate (APR), is the cost of credit over the term of the loan expressed as an annual rate. It includes points, origination fee, and any other required prepaid finance charges.

Rates and fees quoted assumes a purchase of an owner-occupied 1 unit dwelling with no secondary financing for a property located in Ohio. See additional footnotes below for certain terms and conditions.

1A First Time Homebuyer is an individual who meets all the following requirements: Is purchasing the mortgaged premises, will reside in the mortgage premises as a primary residence, and had no ownership interest (sole or joint) in a residential property during the three-year period preceding the date of the purchase of the mortgage premises. Ownership of a timeshare is not considered ownership interest in a residential property. In addition, a displaced homemaker or a single parent may also be considered a First Time Homebuyer if the individual had no ownership interest in a residential property during the preceding three-year period other than that ownership interest in the martial residence with a spouse. A First Time Homebuyer must have a minimum credit score of 640 and qualifying income must not exceed 100% of the Area Median Income.  Other terms and condition may apply. First Time Homebuyer allows up to 97% LTV with mortgage insurance. The APR quoted above is assumes 20% down payment without mortgage insurance. Mortgage Insurance will be required for loans that have less than 20% down payment which will increase the APR and result in a higher loan payment.

2The Annual Percentage Rates (APR) shown are for a $250,000.00 loan amount, points disclosed, credit score of 780 or higher, 25% down payment, a rate lock period of 45 days, and assumes a purchase of an owner-occupied one unit dwelling with no secondary financing. Private Mortgage Insurance (PMI) will be required for loans with LTVs in excess of 80%. Other customary closing costs apply. Your rate and terms may increase due to factors such as credit score, LTV, loan purpose, occupancy type, property type loan product, and secondary financing. 

3The APR  shown on a Construction Loan of a primary residence is based on a loan amount of $400,000.00, credit score 780 or higher and 25% down payment.  Typically, Construction Loans have a 9 month interest only draw period followed by a 30 year fixed principal and interest payment.
